Dubai’s Downtown Circle: The 3-km Ring City That Will Encircle the Burj Khalifa

Dubai is already known for jaw-dropping architecture, and another bold project is slated to appear soon.

The local architectural firm ZNera Space has designed a project unlike anything the world has seen: an autonomous urban center in the heart of Dubai—a futuristic ring-shaped city called Downtown Circle that will radically transform the megacity’s skyline.

This horizontal, wheel-like structure—evocative of sci-fi films—will rise 550 meters and will encircle the world’s tallest skyscraper, the 880-meter Burj Khalifa.

The self-sufficient suspended city of Downtown Circle will stretch three kilometers and will be supported by vertical pillars, according to Designboom. The new city will feature a practical layout of five levels, offering residents fresh air, natural light, and breathtaking views.

The towering wheel will contain residential buildings, including luxury apartments, as well as public, commercial, and cultural spaces. Expansive green areas will span the entire city, creating varied microclimates and an eco-friendly living environment.

To strengthen the connection between residents and nature, the architects plan to link two solid residential rings with a green belt called the “Sky Park.” This park will bring together different climatic conditions and natural landscapes: canyons, sand dunes, wetlands, waterfalls, caves, and tropical zones.

In the designers’ vision, Downtown Circle will become part of Dubai’s urban ecosystem. It will include zones for wild plants, food production, solar power installations, rainwater collection, and air filtration.

A helipad will sit on the roof of the inner ring. The transportation infrastructure will include a rail system with suspended capsules that travel along the ring’s lower tier at 100 km/h, offering a 360-degree panorama of Dubai and a thrill for adventure seekers.

Polish computer graphics studio Pictown has vividly brought the architects’ concept to life.

The project’s creators expect the megastructure to become a landmark of both urban design and natural significance in the UAE.
